North Toronto Collegiate Institute Redevelopment

NTCI Redevelopment is a new secondary school project which, as part of an integrated design process, is targeting LEED Gold Certification. This new 156,000 sf, five story new building is designed to accommodate 1206 students and includes standard classrooms, science, art, music and drama classrooms, theatre, library, and triple gymnasium. The school is in close proximity to transit lines and has access to bicycle storage, shower/changing facility, and preferred parking for carpool vehicles. To achieve water savings, the project will install lavatory water sensors, dual flush toilets, and waterless urinals for a 20% reduction. A demonstration green roof will provide improved stormwater management and thermal performance. Energy efficiency strategies throughout the building are planned for 40% energy savings, including radiant floor heating and cooling. A high performance building envelope is proposed with upgraded insulation to walls and roofs, as well as insulated translucent glazing to 25% of classroom windows. Upgraded windows are double glazed low-e, argon filled, with warm edge spacers. For a healthy indoor environment the project includes displacement ventilation, CO2 monitoring, thermal comfort, and low-emitting adhesives, paints, carpet, and composite wood. To connect students with the outdoors the building is planned around a courtyard and there are views and daylighting from 90% of occupied spaces.
